  2. I’m always leery of hiring during big weekends. Are they booking to many clients, are they worn out from “parting”, etc.

    Since the weather is so nice and many friends are in town, I'm pretty busy with social activities that it's hard to preplan much escort downtime play, although i have a visiting one booked for tomorrow. My regulars will have to wait til next week :(

  4. 1. The Gaiety Theatre. The premiere male strip club in North America bar none. Sadly, it was forced to shut down when it was zoned out of existence during the transformation of the Times Square area from a gritty Runyanesque urban milieu into a Disneyfied and sanitized "family friendly" tourist district.

     

    2. The Show Palace. Along with the Eros and Adonis, these 3 Eighth Avenue Times Square area theatres drew a diverse, but heavily urban crowd. All boasted male strippers, but the best action took place in the audience. Fats Domino may have found his thrill on Blueberry Hill, but Bozo found waaaay more than his share of thrills with fellow patrons in the audience. Many fond memories of the hundreds of afternoons and evenings of Bozo's misspent youth that took place in the back rows of these theaters. Only wish hand sanitizer was around back then :rolleyes:.

    All three closed down in similar fashion to the Gaiety.

     

    3. Swinging Richards in Aventura Spacious, airy, well-lit, and boys of every size, shape and hue were available for your pleasure. Strobe lights flashing, and music just loud enough to provide a chill environment and great "club vibe". Parking was plentiful and prices were reasonable, especially for a strip bar in upscale Aventura.

    Closed down due to community opposition.

     

    4. Stock Bar. The best of the current male strip bars in North America. It's the gold standard against which all others are measured, and has been for a while. Centrally located in the heart of La Belle Ville's gay village, it's the largest of Montreal's strip clubs. Although we don't all share the same preferences in men, Stock Bar seems to have the most diverse ensemble of performers as far as size, shape, race, and number of tattoos :). The dancers are friendly, yet not overbearing. Drink prices are reasonable, and lap dances are private.

     

    Bozo

    Since we're reminiscing... how about the recently shuttered Nob Hill in San Francisco? Happy memories with the hottest Falcon pornstars... so much fun. I also miss the SF department store Gumps which deserves a different thread entirely :(

    I had the opposite experience... no hard sell, sweet and was attentive in making sure i was happy. There are certainly other “hot” guys there but he had a nice personality. There was one guy who kept on pushing himself onto me, it was hard to say no... i ended up giving 40$ to just keep him away. There was another guy, the blonde boy, who seemed so popular, but i didn‘t have a chance to meet up with him.

It began when some thought that monthly assessments were artificially high and unjustifiable - I remember one use of a the word scam - without a basic understanding that the money didn’t going to some fat cat when in fact it’s going to a HOA that you have a voice in, and that every penny of it is going to maintain and run your property, paying for many things. Also that everything in the big city costs a fortune.

     

    Agreed. But our salaries are generally higher than other areas of the US. Even the no name muscle boys think they can ask for 500$ an hour.

  9. Well, it's not up to me to justify those fees. No one here, certainly not you, has provided any kind of even rough accounting to explain a $4000/month fee, which doesn't even include taxes or homeowners' insurance. To just say "your math is way off" without providing any real figures doesn't address the issue in the least. You're essentially just saying "You're wrong, you're wrong, because I say so. Nany-nany boo-boo." At least Spider has provided some insight into some unexpected expenses that one might encounter, such as the garage door breaking down, although of course that still doesn't come close to explaining those fees. Nor do I have any understanding why a co-op would still be paying mortgage on a building that's 80 years old. Aren't most mortgages for 30 years? To say that the fees are there to "keep out the riff-raff," as one poster suggested seems kind of silly. A unit price tag in the millions would seem to do that, and that just begs the question: if the fee is really just to deter non-rich people from buying in, where is that money going? To the directors of the co-op? To relatives of the directors, with lucrative contracts? I'd really love to know.

    Again, I'm not thinking of moving to Manhattan. I don't see the appeal. I was just curious, and was simply astounded at what seemed like really absurd HOA fees.

     

     

    I‘m on the board in my building. The HOAs are derived from the annual budget, which is totally transparent and is available to anyone who is interested in reviewing line items. The only thing i can see “inflating‘ is the management costs from the property management company - but most of these are industry standards and nothing the board can really do except shop around.

     

    Otherwise, everything is accounted for. You‘d be surprised how expensive things are. Repointing a landmark building will cost each unit an assessment of 200K to be paid over time. So, it is the cost of living in a desirable place. I don’t mind paying the HOAs - they are not used to “screen” out the undesirables. They are actual costs estimated from each year‘s budget. Each unit pays its a portion depending upon square footage (condominium) or percentage share (co-op).

  10. To mikebidude who thumbed me down. It is a fact ny real estate is often sold to many wealthy foreigners who have never set foot in america. Chinese particularly who are wealthy may not be able to own anything in china so they rather have the invest overseas. Developers like trump are more than happy to facilitate this and you can see the effects especially in nyc the bay and vancouver. This is important because even when Americans kedp their purse closed their is an endless supply of international buyers so americans are not in control of supply and demand in their own cities.

     

    This is ome of the reason im supporting Elizabeth Warren she is one of the few who understands corporate corruption extends to houses. You build all these fancy buildings without any housing for ppl already living there. I am also slightly anti gentrification because in many ways i see it as economical racial disenfranchisement. After you get your finance degree stay in kansas and oklahoma make kansas happen! Make tornley(tornado alley) the new place to be seen. But every country blumpkin wants to stack up cities thst dont need one mord body. The only way you can do that is to kick the working n middle class ppl out by pricing them out and then pretend they were never there.

     

     

    I agree. Also, a lot of LLCs buying properties in my building. Is it because they can claim it as a business expense and not have to pay taxes on that?? I’m sorry for asking such a question but i’m not a numbers person.

    central park west is prob most expensive place in the world. There are columbus circle. They must have a mansion. The crazy thing is maintenance fees continue to go up so you cant even plan your future. If ppl stopped making manhattan the end all be all maybe prices would drop. I always wanted to live in the city but not at those prices.

     

    It’s a classic 7 plus den on the park. She only uses it when works late, her main residence is a horse farm in NJ.
